Irby Drive Condominiums


The City of Charlotte is crisscrossed by numerous floodplains from creeks and tributaries that drain the surrounding watershed. Historically, these floodplains were either hastily developed or completely ignored. However, floodplain development is an exercise that requires patience and, often, an iterative approach - to protect habitat and human life while also providing valuable, residential options for families who are seeking a home.

On the banks of "Little Sugar Creek", Jones Civil Design provided floodplain mapping, modeling, and a certified no-rise study for 7 residential units. Each unit was designed to be above the rising waters of a major storm event. Thus, the previously unused and unsightly parcels are now arrayed with luxurious homes, majestic landscaping, and improved infrastructure for these new residents to enjoy. Moreover, on this particular project, the back yard porches were *cantilevered* over the floodplain to eliminate any impact on the neighbors' floodplain.
